House Rules

The guest, by confirming the reservation, accepts these house rules and agrees to comply with them throughout the stay.

1. Maximum occupancy and use

The property has a maximum capacity of 10 guests, which must not be exceeded under any circumstances.

The house is intended exclusively for tourist accommodation. Parties, stag/hen events or any activity incompatible with rest, neighbour coexistence or rural tourism regulations are strictly prohibited.

2. Check-in and check-out

  • Check-in: from 4:00 pm
  • Check-out: by 11:00 am

Any changes must be expressly agreed with the property.

3. Responsible use and behaviour

Guests agree to:

  • Respect neighbours and avoid excessive noise, especially at night.
  • Use the property, furniture and equipment responsibly.
  • Keep the house in a reasonable state of cleanliness.
  • Respect the rural and natural environment.

4. Fireplaces and barbecue

The property includes fireplaces and a barbecue, which must be used responsibly:

  • Never leave fire unattended.
  • Fireplaces must remain closed while in use.
  • Do not use unauthorised fuels.
  • No fire outside designated areas.
  • Barbecue use may be restricted during high fire risk periods.

5. Prohibitions

  • Smoking indoors is strictly prohibited.
  • No dangerous, illegal or disturbing activities.
  • No fireworks or pyrotechnics.
  • No rubbish left inside or outside the property.

6. Pets

Dogs are welcome with prior approval. Please let us know when booking so we can confirm the conditions of the stay.

Guests must:

  • Keep pets off beds and furniture.
  • Not leave pets unattended unless agreed.
  • Clean after them.
  • Accept responsibility for any damage or extra cleaning.

7. Children supervision

Children must be supervised at all times. The property is not liable for accidents caused by lack of supervision.

8. Parking

Only park in designated areas. Do not block access roads or neighbouring properties.

9. Keys

Keys must be returned at check-out. Lost keys may result in replacement costs.

10. Damages and incidents

Any issue must be reported within 4 hours of arrival.

11. Security deposit

A €150 security deposit is required. It will be returned after inspection, minus any damages or extra costs.

12. Early termination

The property may terminate the stay without refund in case of:

  • Rule violations.
  • Over-occupancy.
  • Misuse of the property.
  • Disturbance to neighbours.

13. Liability

Guests are responsible for damages caused.

14. Guest identification

All guests must provide valid ID upon arrival.
